We recently saw Rosati at a home show and asked about warranty transfer to a new owner and they said for their windows it would be a 10 year transfer warranty. The buyer needs to verify that this is their policy.

FURNACE – Bryant Plus 95s Evolution: INFO ON FURNACE
Purchased furnace and AC at the end of 2010 from Airtron. Owners have always carried Routine Maintenance contract with Airtron for two checks per year on the HVAC by Chuck who installed this furnace and A/C. Budget Gas bills are approx. $76 per month – huge monthly savings over home’s prior furnace.

Why Puron? — Reason for Puron — if buyer is looking at another home with the older obsolete ozone depleting R22, when it breaks, that will cost large dollars to replace the A/C with environmental refrigerant system because the compliant refrigerant involves both indoor and outdoor equipment. This home has the new refrigerant Puron and all the equipment and systems (equipment indoors and outdoors) to support the 2010 Law Under the 1990 Clean Air Act where the older ozone depleting R22 was to be phased out by 2010

~$1,334 FIREPLACE UPDATED – APRIL 2011 – from Specialty Gas House – VENT FREE 18 ” EMPIRE Fireplace Burner and 18″ SASSAFRAS LOGS. BATTERY OPERATED REMOTE turns on and off the GAS PILOT and IGNITES the GAS LOGS. Energy Efficient. Beautiful fireplace flames and logs. Keeps house warm. Acts as the BACKUP to the furnace during any potential POWER OUTAGE since no electric is required for this fireplace system. Typically turn this system on for 1-4 hours and then turn off pilot light with the remote. Use remote to turn on and off instead of the inconvenience of messing around with matches and stooping inside the fireplace to light the pilot light. The remote controls the operation, including different intensities of flames. The fire and carbon monoxide detectors have not gone off for us with this system.

~$15,200 INSURANCE REPLACEMENTS IN 2003 TO ALL SHINGLES ON ROOF AND ALL VINYL SIDING ON THE HOME AFTER THE HAIL STORM of 2003.
THEN in 2007, History repeated with a bit less intensity with the Hail Storm of 2007. THE LATEST 2007 DIMENSIONAL ROOF SHINGLES were put on the entire home after the 2003 layer of shingles were completely removed. The 2007 dimensional shingles were called 30 Year Landmark Premium Dimensional Shingles. Therefore:
